Working with Realtors

In most cases we suggest that you work directly with the owner. Realtors require a commission that could inflate the cost of the property, however, Realtors can be an asset if they understand what you are looking for and are prepared to work with you. Finding a good, reliable Realtor can take time. Here are a few questions that can assist in developing the Realtor relationship:

  1. 1. We buy a property at 30-40% below fair market value for cash and quick closing. Do you handle property from distressed sellers that need to sell quickly and can be bought below market value? No? Bye.
  2. 2. Do you know of any properties that can be bought for below market value now?
  3. 3. Who do you know that has property of this type for sale?
  4. 4. How about properties with fully assumable FHA or VA mortgages? Can you find some?
  5. 5. We want to assume no-qualify mortgage. However, an all cash deal is OK. We will close quickly at the right price.
  6. 6. Are you familiar with HUD and VA bidding - do you get these lists weekly and are you registered to bid?
  7. 7. Are you familiar with county and city down payment assistance programs for first time home buyers?
  8. 8. Are you familiar with local FHA guidelines and Sweat Equity Programs?
  9. 9. Will you work with us if we re-list the property with you?
  10. 10. Can you recommend a good appraiser, surveyor, termite company, lender, title company, etc.?
  11. 11. Can you call me bak with some good deals in a few hours?
